β No smoking or vaping indoors, else there'll be a fine of £400.

β Properly dispose of cigarette butts and respect the area & community.

β Guests & Visitors:
β Maximum occupancy can't be exceed as per mentioned in the reservation.

β No Parties or Events:
β No parties, events, or large gatherings, else there'll be a fine of £500.
β Violation may lead to eviction and loss of deposit as well.
β Cleanliness:
β Leave the home as you found it.
β Wash used dishes and take out the trash.
β Additional cleaning fees may apply if left excessively dirty
β Damages:
β Report any damage or issues immediately.
β Guests are responsible for damages beyond normal wear and tear
β Security & Safety:
β Do not tamper with smoke detectors, security cameras, or Wi-Fi.
β Do not share the lockbox code outside the guests staying.
β Lock doors and windows when leaving.
β Deliveries:
β No mail or package deliveries accepted after your stay.
β Prohibited Activities:
β No illegal substances or activities.
β No filming or commercial use without prior approval.
Please note that this house is located in a residential area and is not suitable for noisy or party groups. To help us to live in harmony with our neighbors, we have quiet hours between 10pm - 7am. If this isn't for you, please let us know and we’ll help find you a more suitable home or apartment.
Cancellation policy: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
