Guests have full access to the house and it is not a shared space.

◆ Check-In / Check-Out:

● Check-in after 3:00 PM.
● Check-out by 10:00 AM.
● Self-check-in with lockbox.
● Early check-in/late check-out must be requested in advance and may incur a fee


◆ No Smoking:

● No smoking or vaping indoors, else there'll be a fine of £400.
● Smoking allowed outside the property.
● Properly dispose of cigarette butts and respect the area & community.


◆ No Pets:

● No pets allowed.
● Service animals welcome per legal requirements


◆ Guests & Visitors:

● Maximum occupancy can't be exceed as per mentioned in the reservation.
● No unregistered guests or visitors without prior approval.
● Quiet hours: 10:00 PM – 8:00 AM


◆ No Parties or Events:

● No parties, events, or large gatherings, else there'll be a fine of £500.
● Violation may lead to eviction and loss of deposit as well.


◆ Cleanliness:

● Leave the home as you found it.
● Wash used dishes and take out the trash.
● Additional cleaning fees may apply if left excessively dirty


◆ Damages:

● Report any damage or issues immediately.
● Guests are responsible for damages beyond normal wear and tear


◆ Security & Safety:

● Do not tamper with smoke detectors, security cameras, or Wi-Fi.
● Do not share the lockbox code outside the guests staying.
● Lock doors and windows when leaving.


◆ Deliveries:
● No mail or package deliveries accepted after your stay.


◆ Prohibited Activities:

● No illegal substances or activities.
● No filming or commercial use without prior approval.

Please note that this house is located in a residential area and is not suitable for noisy or party groups. To help us to live in harmony with our neighbors, we have quiet hours between 10pm - 7am. If this isn't for you, please let us know and we’ll help find you a more suitable home or apartment.

Cancellation policy: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
