โ Early check-in/late check-out must be requested in advance and may incur a fee
โ No Smoking:
โ No smoking or vaping indoors, else there'll be a fine of £400.
โ Smoking allowed outside the property.
โ Properly dispose of cigarette butts and respect the area & community.
โ No Pets:
โ No pets allowed.
โ Service animals welcome per legal requirements
โ Guests & Visitors:
โ Maximum occupancy can't be exceed as per mentioned in the reservation.
โ No unregistered guests or visitors without prior approval.

โ No Parties or Events:
โ No parties, events, or large gatherings, else there'll be a fine of £500.
โ Violation may lead to eviction and loss of deposit as well.
โ Cleanliness:
โ Leave the home as you found it.
โ Wash used dishes and take out the trash.
โ Additional cleaning fees may apply if left excessively dirty
โ Damages:
โ Report any damage or issues immediately.
โ Guests are responsible for damages beyond normal wear and tear
โ Security & Safety:
โ Do not tamper with smoke detectors, security cameras, or Wi-Fi.
โ Do not share the lockbox code outside the guests staying.
โ Lock doors and windows when leaving.
โ Deliveries:
โ No mail or package deliveries accepted after your stay.
โ Prohibited Activities:
โ No illegal substances or activities.
โ No filming or commercial use without prior approval.
Please note that this house is located in a residential area and is not suitable for noisy or party groups. To help us to live in harmony with our neighbors, we have quiet hours between 10pm - 7am. If this isn't for you, please let us know and we’ll help find you a more suitable home or apartment.
Cancellation policy: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
